Do this before the first heavy week
- Clear terrace outlets and rainwater downpipes of leaves and silt. One blocked outlet is how terraces flood and slabs leak.
- Inspect terrace waterproofing at parapet junctions, around pipe penetrations and at the drain mouth — that is where 90% of leaks start.
- Recaulk external window and door joints with a neutral-cure silicone. Check weep holes in sliding tracks are open.
- Trim branches touching the facade or overhead cables.
- Test the sump pump and clean the sump chamber.
- Check earthing and the ELCB/RCCB trip test; monsoon is when insulation faults surface.
Mid-monsoon watch list
- Rising damp on ground-floor walls — look for a chalky band 300–600 mm above skirting.
- Ceiling patches directly under a terrace or a bathroom above.
- Efflorescence on external plaster, which signals water movement through masonry.
- Mould in wardrobes on external walls; leave a 25 mm air gap and use vents.
Small habits that prevent big bills
Run exhaust fans for ten minutes after every shower, keep wardrobe doors open on dry days, dry-wipe window channels, and do not store cartons against external walls.
Fix causes, not stains
Repainting over a damp patch buys three months. Trace the source — terrace joint, plumbing chase, external plaster crack, or a blocked balcony outlet — and treat that.
