Watch for: distance from confirmed infrastructure (a few kilometres materially changes the outcome), and land-title depth — conversion status and encumbrance history matter more here than anywhere else on this list.
Hebbal — the yield anchor
Hebbal is the most mature of the three: flyover connectivity, Manyata Tech Park adjacency, and a genuine rental market driven by tech tenants.
