Investing in Plots Near Kempegowda Airport

The airport is a magnet, not a guarantee
Land within 10–20 km of KIAL has appreciated strongly, but the spread between the best and worst performing layouts in the same belt is enormous. The difference is almost never the distance. It is approvals, access and water.
Five checks that separate a good plot from a bad one
- Approval type. BMRDA / planning-authority approved layout with a released plan sanction, not a "revenue layout" or a DC-converted parcel sold as a layout.
- Access. A sanctioned road on the approved plan, physically formed, and not passing through a third-party holding.
- Water. Borewell yield tested and recorded, or a committed municipal source. Dry belts north of Devanahalli are real.
- Acquisition overlay. Check whether the survey numbers fall inside any notified acquisition for roads, ITIR parcels or the peripheral ring road.
- Khata and EC. A-khata where applicable, encumbrance certificate clean for 15 years.
Realistic holding periods
Plots near the airport reward 5–8 year horizons. Exit inside three years usually means paying transaction costs twice for little gain, because the buyer pool for raw land is thinner than for built homes.
Rental income? Not yet
Bare land earns nothing. If income matters to you, either build, buy into a managed farmland structure, or buy an apartment instead.
