The cost comparison people miss

A resale home often needs ₹8–20 lakh of refurbishment: wiring, plumbing, waterproofing, kitchen and paint. Budget an inspection and a repair estimate before you agree a price. Conversely, a new home needs interiors from scratch — usually a larger number.

Diligence differences

For resale, focus on the chain of title, previous loan closure and NOC, society dues, khata transfer and structural condition. For new build, focus on RERA, approvals, developer track record and the delay clause.
