Approvals and paperwork
- What is the RERA number, and can I see the sanctioned plan?
- Is the khata A-khata for this project?
- Which phase is this unit in, and what is its committed completion date?
Water and power
- What is the water source today — Cauvery, borewell or tanker?
- What is the tested borewell yield, and how many bores serve the project?
- Is there an STP, and is treated water reused for flushing and landscape?
- What is the backup capacity per home, in watts?
Structure and specification
- Which grade of concrete and steel, and can I see the mix design?
- Which brands are used for tiles, sanitaryware, switches and lifts?
- What is the waterproofing system on terraces and bathrooms?
- Is external plaster single or double coat?
Layout and living
- What is the carpet, balcony and super built-up area for this unit?
- What faces this window in three years — open space or the next block?
- How many homes per lift and per floor?
- Where do the generator, transformer and garbage room sit?
Money and maintenance
- What is the estimated maintenance rate per sqft, and what does it cover?
- Is parking included, and how many bays?
- What is the milestone payment schedule?
Handover and after
- When are amenities handed over, separately from the homes?
- What is the defect liability period and who is the named service contact?
- Can I visit two of your delivered projects and speak to residents?
